I started Stargane because too many California property owners find out what their policy really does at the worst possible moment, right after a loss. By then the limit is set, the exclusion is there in writing, and there is nothing a broker can do. I would rather have that conversation first.
As an independent broker, I am not tied to one carrier. I shop the whole market, including the specialty and surplus-lines markets that admitted carriers walk away from, and I read the coverage you already have line by line. Replacement cost, ordinance and law, loss of use, earthquake, flood: the things that quietly decide whether a claim gets paid. When there is a gap, I tell you in plain words, before you file.
I write here, in The Read, because the California market has changed under every property owner and most of the good information is buried in jargon or scattered across regulator PDFs. These posts are the same plain-English explanations I give clients across the desk, grounded in primary sources like the California Department of Insurance, the FAIR Plan, the California Earthquake Authority, and FEMA.
